Published 2026 figures give a planning range, and the water source, affected materials and measured scope decide where a Garland job lands. Use the ranges to plan, then compare written estimates.

These published figures are planning ranges from national cost guides. They are not a quote, and a real job can fall outside them; your technician prices the actual job.

  • National, whole job: Angi reports a 2026 national average of $3,868 for water damage restoration, with most homeowners paying $1,383 to $6,369, based on projects reported by Angi pros (Angi, updated September 11, 2026).
  • Dallas, whole job: the same Angi guide lists a 2026 range of $1,791 to $7,922 for Dallas, TX, with an average of $4,788. It is a city-level figure, the closest published local number for Garland.
  • National, per square foot for water removal and drying: HomeGuide puts removing water and drying at $4 to $12 per square foot, rising from clean water ($4 to $6) to gray water ($6 to $9) and black water such as sewage ($9 to $12) (HomeGuide, February 6, 2026).

Compare the figures on the same basis

The Angi Dallas figures describe a whole-job city estimate, while HomeGuide's figures describe water removal and drying per square foot nationally. Neither is a Garland quote. Compare each source's geography, included work and update date before using a range; then ask your technician for a written scope separating extraction, drying, source repair and reconstruction. Why one price cannot fit every loss

Water damage restoration cost changes with the amount and source of water, the rooms and materials affected, how long they stayed wet and the work actually needed. A puddle on tile after a quick supply leak is different from wastewater under carpet or storm water in several rooms. No honest estimate for a specific address can be finalized from a city name or one photograph. Your technician should inspect the loss and explain their measurements and assumptions before you authorize work.

What usually appears in a scope

Ask your technician to separate source repair, water extraction, material removal, controlled drying, cleaning, monitoring and reconstruction. A plumber or roofer may repair the cause while your technician handles wet materials, and each may leave the other's work out of its estimate. If wood flooring, cabinets or insulation are affected, ask what can be dried and what requires replacement, with the reason in writing.

Compare estimates on the same work

Two numbers are not comparable until they describe the same affected area, water condition, materials, equipment, disposal and rebuild tasks. Ask whether the estimate includes daily moisture checks, moving contents, antimicrobial treatment if appropriate, tax, permits and any minimum charge. Request a change-order process for hidden damage found after a wall or floor is opened. A low first quote can grow if it leaves out work the second estimate includes.

What insurance may change

The Texas Department of Insurance says most homeowner and renters policies cover sudden and accidental water damage but usually not gradual leaks, and home policies do not cover floods. The insurer, not your technician, decides coverage, the deductible and the claim outcome. Ask the insurer what documentation it needs and who pays for the work, and when. Ask before agreeing

Give your technician the exact address, when the water appeared, what is wet and whether the source is stopped.
